17. I believe the entire area between 9th/Sherman and 7th/Georgia in NW from M Street north to Park Rd should be upzoned. Throw in a streetcar that circulates this loop for Petworth down to the Convention center. It doesn’t have to be an upzone to 10 storys – midrise of 5-8 stories would add a lot of density.Georgia Ave is going to have difficulty getting cleaned up and regain it’s commercial glory without this.
